Clark County runs it. It grew up in the 1930s around Stowell Whitney's ranch, when work on the dam brought people out here. Don't mix it up with Whitney Ranch, which is in Henderson, where we also buy.
Where we buy in Whitney
Most of the housing here is newer than the town's history. In the part of Whitney the census measures, the median home was built in 2002, and fewer than nine hundred homes predate 1970. A little over half are detached houses. The rest are mostly attached homes and multi-unit buildings, and we buy all of those. An attached home can come with an association. Unpaid dues or an association lien don't stop a sale to us. They are paid off through the title company at closing, out of the sale proceeds.

Whitney, Whitney Ranch, and a Las Vegas address
Three names overlap here, so sort them out first. The town of Whitney is run by Clark County. Whitney Ranch is somewhere else. It is a master-planned community in the City of Henderson. And addresses in the town can read Las Vegas. The county's own recreation center there does. The county assessor notes that the city on a parcel record is not always the one on your mail. The parcel record is what tells you which government has the house. If an association governs it too, its resale paperwork becomes a step in the schedule.
Local, and we come to the house
Boulder Highway is the old road through town. It meets Tropicana Avenue at the Whitney Recreation Center, which the county lists with a Las Vegas address. That is a good reminder to check your parcel record, not your mail. Clark County Wetlands Park sits on the east edge of the valley, in the same 89122 ZIP. Tell us the nearest cross streets and we will come to the house.

Questions we get about selling in Whitney
Is Whitney the same place as Whitney Ranch?
No. Whitney Ranch is one of the master-planned communities on the City of Henderson's development map, so the City of Henderson is the government there. The town of Whitney is unincorporated and run by Clark County. The two can sound like the same place. If you are not sure which yours is, check the parcel record. Look for the city or township it names, not the city on your mail.
My townhome is in an association. What does the association have to provide for a sale?
A resale package. Nevada law puts it on the seller to furnish, at the seller’s expense. Under NRS 116.4109 (as at 2026-09-29) the association has 10 calendar days from a written request by you or your authorised agent to provide its part. That covers the monthly assessment and anything owed, the budget and a summary of reserves, the fees charged on resale, and any judgments or legal actions against the association. Put the request in writing, and send it early. We raise it in the first conversation, so the date it comes back is part of the plan and not a surprise near closing.
The house is one of the older ones near Boulder Highway. Will you buy it as it is?
Yes. Whitney goes back to the 1930s, when a community grew around Stowell Whitney’s ranch. Few homes here are that old, though. The census counts fewer than nine hundred homes in the Whitney census place built before 1970. Whatever the age, we buy as-is. No repairs, no cleaning, nothing brought up to code first. We also buy with open code citations or unpermitted work. Tell us about either at the start, so it is part of the plan.
Should I sell to you or list it?
It depends on the house, and we will tell you which we think. If it is in good shape and you have time, a listing usually nets more than a cash sale.
