The housing here is mixed, and most of it was built between the 1970s and the 2000s. Detached houses are only about half of it. A county town, and more than one kind of house

Sunrise Manor is unincorporated, so the records a buyer or title company asks about sit with the county. The county building department covers the unincorporated area and keeps permit history. Its code enforcement office handles cases like trash, dead vegetation and green pools. Near the base, parts of town fall inside the Nellis overlay. And a mobile home can be real property or personal property, depending on its paperwork. None of that stops us from looking at the house. Just find out which of it applies to yours before anyone talks about a timeline.

Local, and we come to the house

Frenchman Mountain sits at the town's eastern edge, and Sam's Town is on Boulder Highway. Nellis Air Force Base is to the north. The county draws a zoning overlay around the base, and it reaches into the northern part of town. If your house is up that way, look up your parcel on the county's zoning map. Either way, we come out and look at the house in person.

Questions we get about selling in Sunrise Manor

There is an open county code case on the house. Can I still sell it?

Yes. For a Sunrise Manor address, the case sits with Clark County's code enforcement office. That office covers unincorporated areas only, not the City of Las Vegas parcels a few streets away. The county lists its common cases as short-term rentals, green pools, dead vegetation and weeds, trash and debris, and illegal dumping. It says an unresolved case can lead to an administrative citation, civil penalties or abatement. We buy houses with open code cases, and you do not need to fix what the notice describes before we look. Bring the notice to the first conversation, so the case is part of the plan and not a surprise in escrow.

It is a mobile home. Is it sold like a house?

That depends on its paperwork, so settle it first. Under NRS 361.244 a mobile or manufactured home becomes real property when the county assessor places it on the tax roll as real property. Outside a few exceptions, that follows a recorded affidavit of conversion and verification from the state's Housing Division. It is generally open only to a home fixed to land its owner owns. A home in a mobile home park is a different transaction. We buy mobile and manufactured homes when the owner also owns the land, as well as houses, condos and townhomes. We do not buy a home in a park on rented land.

The house is near Nellis. Does the base affect selling it?

It can show up on the zoning. The county's code sets an Airport Environs Overlay District around Nellis Air Force Base, and it is part of the official zoning map. Its purpose is to keep nearby uses compatible with aircraft noise and accident-potential areas. Parts of northern Sunrise Manor fall inside it. For Nellis it took effect in 1986. Uses and buildings that were there before then are allowed without the overlay's additional standards. Its noise-attenuated construction rule applies to a new habitable building. It does not apply to an addition, remodel or improvement of an existing one. Look it up for your parcel, so it is news to nobody at escrow.

I rent the house out and the tenant is still living there. Can I sell now?

Yes, we can look at it with the tenant in place. What the lease says about notice and access sets the schedule, and we work to it. That includes setting up the walkthrough so it suits the tenant as well as you. If the tenant is leaving, tell us when. If they are staying, tell us that too, because it changes what the sale looks like.
