Mountain's Edge and Southern Highlands are the big master plans. Mountain's Edge is run by its own master association. The county Treasurer still lists a special improvement district for the Southern Highlands area. Unpaid dues, a violation notice or an association lien don't stop a sale to us. They are paid off through the title company at closing, out of the sale proceeds. Then there are the ranch-estate lots, zoned to stay rural, with room to keep animals and no gated subdivisions. We buy those as they stand too. One mix-up to avoid: Rhodes Ranch is in Spring Valley, not Enterprise.

What an Enterprise parcel can carry besides the house

Two things can come with a parcel here that a seller may not have thought about. One is a special improvement district assessment. The county Treasurer's collection schedule still lists a district for the Southern Highlands area. The Treasurer says a special assessment is a lien on the property until it's paid off, and it's billed apart from property taxes. The other is zoning. A ranch-estate lot under the county's rural preservation standards is held to rules a newer tract isn't. Both are on the county's records. Look them up before an offer, not after.

Local, and we come to the house

If you're in Mountain's Edge, Exploration Peak Park sits just south of the entrance, with trails up the peak. In Southern Highlands, the county parks along Southern Highlands Parkway carry the community's name. Both have Las Vegas mailing addresses, and the parcel record, not the envelope, shows that the county is the government in charge. Give us the cross streets and we will come out to the house.

Questions we get about selling in Enterprise

How do I find out whether my house carries a special assessment?

Start with the county Treasurer. Its page on special improvement districts says the charge falls only on parcels that benefit from the improvements. It's billed separately from property tax, usually twice a year, and stays a lien on the property until it's paid off. The page points to a parcel search for the details. If you've fallen behind, bring it up when we first talk. The Treasurer says the county starts foreclosure proceedings within 60 days of a delinquency. That makes it the one item on this page that sets its own deadline.

The house is on a ranch-estate lot and we keep animals. Do you buy those?

Yes, as they stand. It helps to know what the zoning says. Under the county's rural neighborhood preservation standards, the main use is single-family homes on lots big enough to keep animals, not commercially. Density is capped at two homes an acre, with a narrow exception for small subdivisions. Gated subdivisions aren't allowed, and front-yard walls over three feet are prohibited. Those rules follow the land to whoever owns it next. If the house isn't on public water and sewer, tell us at the start. The town board's minutes show owners of ranch-estate parcels asking to waive exactly those connections.

We are behind on association dues in Mountain's Edge. Can we still sell?

Yes, and the arrears will come out either way. Under NRS 116.4109, the seller provides a resale package with a statement from the association of any unpaid amount. That covers assessments, fines, interest, collection costs and foreclosure fees. It's better to ask the association for that figure now than to meet it in the package. Tell us what you know when we first talk, and we'll build it into the plan.

The house is less than twenty years old and in good shape. Should I sell it as-is?

Maybe not, and we'll say so. A newer house in good order is the case where a traditional listing usually nets more than a cash sale. We can help when timing, a move, or a situation you'd rather not open up to showings matters more than the last of the price. If listing is the better route for you, we'll tell you who we'd call.
