Questions we get about selling in Henderson
Do you buy houses near Water Street?
Yes. Construction in the original Townsite began in 1942, and Water Street was its early commercial and civic centre. We buy those houses as they stand. If work was done without permits — a garage converted at some point, an addition, a re-roof nobody has paperwork for — that does not stop us. You do not need to bring anything up to code, clear the house out, or get an inspection first.
The house is in an HOA community like Green Valley or Anthem. Does that slow things down?
It can add a scheduling step. Under NRS 116.4109 (as at 2026-08-19) the resale package is the seller's to furnish, and the association must provide the certificate and documents within 10 calendar days after it receives a WRITTEN request from the unit owner or the owner's authorised agent — a phone call does not start that clock. We cannot make the request for you, so we raise it at the first conversation and work to the date it comes back, rather than meeting it near closing. What the package must contain is set out in the same statute: the governing documents, the current budget and reserve information, a statement of unpaid assessments and of the fees chargeable on resale, any pending legal action against the association. The version of that statute effective 1 July 2026 also requires proof of the association's required insurance. Anything the package discloses may need working through with the association or the title company. That is the other reason to start it early rather than late.
We are selling a parent's home in Sun City Anthem. Where do we start?
Start with who currently has authority to sign for the estate, because that question can hold a sale up before anything else begins — our page on inherited property walks through how Nevada handles it. Sun City Anthem is an age-restricted community. Federal law frames that kind of restriction around who OCCUPIES a home rather than who signs for it, but the rules that actually bind a sale here are the association's own governing documents, and we have not read yours. Ask the association for its current occupancy and transfer requirements before you commit to a route; they apply to a direct sale as much as a listing, and we would not tell you otherwise.
Is Lake Las Vegas different from the rest of Henderson?
Yes, in one way that matters to the paperwork: more than one association can be involved, so there may be more than one set of documents to request. That is worth establishing at the first conversation rather than a week before closing — not because it is a problem, but because knowing which associations apply is what lets us schedule around them.
