It incorporated in 1946 and runs its own water, sewer and trash service, so those are the accounts that get closed out when you sell. Where we buy in North Las Vegas

We buy across the city, from the streets around East Cheyenne Avenue in 89030 to the master plans in the north. Aliante is one of the big ones, with Sun City Aliante, an active-adult community, inside it. Valley Vista and the Villages at Tule Springs are newer, and each has a city special improvement district, billed apart from property tax. None of that stops a sale to us. Unpaid association dues or an association lien are paid off through the title company at closing, out of the sale proceeds, and an assessment installment that falls due is paid through escrow. Tell us early which ones apply, because each has its own paperwork.

A separate city, with its own utility

The city's Utilities Department handles water, sewer and trash inside North Las Vegas. It also supplies water to parts of unincorporated Sunrise Manor, which Clark County administers. So a water bill from the city doesn't prove the house is in the city. The parcel record does. Before anyone sets a closing date, know which accounts are in your name and which government to ask about the parcel.

A medical lien on the house after losing a job

North Las Vegas

A North Las Vegas homeowner had lost his job, and the house needed work he could not take on. A Medicaid lien had been placed on the property over his mother’s medical expenses, and it was adding interest the longer it sat.

We looked into the lien with him and our title company, and put an addendum in place that moved the closing date and set exactly what he would walk away with once the lien was paid. We kept the paperwork moving with title, including while he was in the hospital near the end, and closed the purchase.

Questions we get about selling in North Las Vegas

My water bill comes from the City of North Las Vegas. Is the house definitely in the city?

Not necessarily. The city's Utilities Department also serves water to parts of unincorporated Sunrise Manor, and Clark County administers Sunrise Manor. The address won't settle it either. The county assessor notes that many valley towns use Las Vegas as their mailing city. Look up the parcel record. It names the legal city or township.

There is a special assessment on the house in Valley Vista. What happens to it when I sell?

Valley Vista and the Villages at Tule Springs each have a City of North Las Vegas special improvement district. The district paid for public improvements, and the owners inside it pay that back in installments. The bill comes separately from property tax, so it's easy to miss. Bills go to the owner of record. If you close shortly before a billing date, the installment should be paid through escrow. Tell us the district when we first talk and we'll plan the closing around it. The Aliante district has matured.

I am stationed at Nellis and have orders. Can a sale work around my report date?

It can. When we buy, you pick the closing date. Closing runs through a licensed Nevada title company, so you don't need to be in town for it. If you have time before you leave and the house is in good shape, a listing will usually net more than a cash sale. We'll tell you that, and we take no referral fee for pointing you to an agent. If you're thinking about keeping the house and renting it out, we can talk that through too.

The city has sent a notice about the condition of the property. Can you still buy it?

Yes. We buy as-is, and an open notice doesn't stop us from looking at the house. Bring the notice when we first talk, so we can read what it asks for and by when. If the fix is small enough that doing it first would leave you better off, we'll say so. The choice stays yours.
