Condos, associations and the buyers a listing can reach

With a condo or an association, two questions can set the schedule before condition does. The first is the association's resale package. FHA insures condo loans in an approved project, or where the unit qualifies for single-unit approval. An unapproved project can narrow the buyers a listing reaches. Questions we get about selling in Spring Valley

I own a condo near Spring Mountain Road. Does the building's FHA status matter?

It matters if you list. HUD insures condo loans for units in an FHA-approved project. It also insures them in a project that is not approved but meets its Single-Unit Approval requirements. Among them, the project must be complete, have at least five units and not be a manufactured home. HUD publishes a search of approved projects by name and location, so you can check yours before deciding anything. A cash purchase does not rely on it. If the project is approved and the unit shows well, a listing may be the better route, and we will tell you that. We buy condos and townhomes as well as houses.

The house is in Spanish Trail or Rhodes Ranch. What should we request first?

The list of associations that govern it. Spanish Trail has a master association, and Rhodes Ranch has its own. Confirm whether any other association applies to your street, because each one that governs the house has its own documents. Under NRS 116.4109 the association provides them within 10 calendar days of a written request from the owner or their agent. So send the request in writing, and send it early. If your community is gated, tell us how access works, so a walkthrough does not wait on the gate.

My address says Las Vegas 89117. Is the house in the city?

Not necessarily, so check the parcel, not the envelope. The county gives the address of Desert Breeze Community Center, where the Spring Valley Town Advisory Board meets, as Las Vegas, Nevada 89117. The building sits in Spring Valley. Nearby, Lake Sahara Drive is inside the City of Las Vegas. The county's Building & Fire Prevention site links a jurisdiction map. Use it with your parcel, because that decides whose permit records and code office apply.

Our 1990s house has had work done without permits. Do we have to sort that out first?

Not for us. We buy the house as it stands, unpermitted work and open code cases included. You do not need to legalise a patio cover, a converted garage or anything else before we look. For a Spring Valley address, permit history sits with the county Department of Building & Fire Prevention, whose code covers the unincorporated area.
