Summerlin was built village by village, and we buy in all of them. For a seller, the associations matter more than the village name. Owners sit under one of four master associations: North, South, West or Centre. A village or parcel can add its own CC&Rs. Sun City Summerlin, Siena and Red Rock Country Club are the exceptions, with master associations of their own. Unpaid dues, a violation notice or an association lien don't stop a sale to us. Two governments, several associations, and an assessment
Selling here can mean several separate things to request or pay off. Parts of Summerlin sit inside special improvement districts, which paid for public works like streets and sewer lines. The schedule from the districts' billing administrator lists Summerlin districts under both the City of Las Vegas and Clark County. The county treasurer says a special assessment is a lien on the property until it's paid off, and it's billed apart from property tax. Then there's a resale package from each association that governs the house. None of this is a reason not to sell. It's a reason to make the full list when we first talk, not in escrow.
Local, and we come to the house
Red Rock Canyon National Conservation Area lies to the west. Summerlin Parkway runs from the community out to US 95. Downtown Summerlin, the shopping and dining district, opened in 2014. When you call, the village name and the nearest cross street are enough for us to find the house and come out.
Our office is in Henderson, so we look at the property in person rather than pricing it off a screen.

Summerlin

Questions we get about selling in Summerlin
Is my Summerlin house in the City of Las Vegas or in the county?
It depends on the parcel. The City of Las Vegas annexed Summerlin land in phases, starting in 1987 and adding the Summerlin West area in 1997. Summerlin South is an unincorporated town that Clark County administers. Addresses on both sides can read Las Vegas. The county assessor's parcel record names the legal city or township, and that settles which government the parcel answers to.
There is a special assessment on the house. What happens to it when I sell?
First, find out which district it is. The billing administrator lists Summerlin districts numbered 808 to 819 under the City of Las Vegas. Two more are under Clark County: Summerlin Centre and Summerlin Village 16A. These are billed separately from property tax, so they're easy to miss, and the county treasurer describes each one as a lien until it's paid off. Bills go to the owner of record. A closing shortly before a billing date should pay the installment through escrow. If you're behind on a county district, treat it as urgent. The treasurer says the county starts foreclosure proceedings within 60 days of a delinquency.
How many HOA packages will a sale need, and how long do they take?
One from each association that governs the house. That can mean a master association and a village one. Under NRS 116.4109, each association has 10 calendar days from a written request to provide its documents and certificate. If you want it sooner than three business days, the law lets it charge an extra fee. The same section gives any buyer, us included, until midnight of the fifth calendar day after getting the package to cancel. So the sooner the packages arrive, the sooner a sale is firm. For Sun City Summerlin, Siena or Red Rock Country Club, ask that village's own master association. Those villages sit outside the Summerlin Council structure.
We added a patio cover and artificial turf without design approval. Does that stop a sale?
It doesn't stop us buying. Summerlin's master associations run design review and ask owners to file an Improvement Request Form before exterior changes, so unapproved work can come up. The resale certificate has to list any fines currently due, so a fine for it would show there. We buy as-is and will look at it with you. If applying for approval before you sell is worth it, we'll tell you straight.
The house is in good condition. Should I sell it to you at all?
Maybe not. A well-kept house with time to market will usually net more through a listing than through a cash sale, and we'd rather tell you that than buy it. If that's you, we'll point you to agents we've had good experiences with. We take no referral fee for it. A cash sale makes sense when timing, the condition of the house or the paperwork above matters more to you than the top price.
